1. Definitions

  • "Service" means the property concierge services offered by Bukit Dwell, including Lifestyle-Matched Property Curation, Transition and Move-In Coordination, and Signature Residence Management.
  • "Client" / "User" means any individual or entity that engages or enquires about Bukit Dwell's services.
  • "We" / "Us" / "Bukit Dwell" means the property concierge practice at 61 Bukit Timah Road, Singapore 229900.
  • "Agreement" means these Terms and Conditions together with any written service engagement confirmation.
  • "Content" means all materials produced by Bukit Dwell during a service engagement, including compatibility briefs, inventory reports, and correspondence.

2. Acceptance of Terms

By submitting an enquiry via our website, engaging any of our services, or signing a service confirmation with Bukit Dwell, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions. You must be at least 18 years of age and have full legal capacity to enter into a binding agreement under Singapore law.

3. Description of Services

Bukit Dwell provides property concierge services in Singapore. The three available services are:

  • Lifestyle-Matched Property Curation โ€” SGD 200: A curated shortlist of rental properties matched to your stated lifestyle requirements, with written compatibility briefs for each property. This service includes accompanied viewings and lease review guidance. It does not constitute legal advice or guarantee the acceptance of any tenancy application.
  • Transition and Move-In Coordination โ€” SGD 620: Coordination of utility account transfers, internet setup, a photographic inventory walkthrough, appliance orientation, and a welcome pack of local service contacts. This service is delivered following lease execution and within the agreed move-in window.
  • Signature Residence Management โ€” SGD 1,380: An ongoing monthly service providing a dedicated residence manager for landlord correspondence, vendor coordination, seasonal maintenance scheduling, and quarterly property inspections. This service continues for the duration of the agreed engagement term.

Services are available to clients residing in or relocating to Singapore. Geographic restrictions may apply to specific service components at our discretion.

4. User Responsibilities

As a client of Bukit Dwell, you agree to:

  • Provide accurate and complete information during the discovery and onboarding process
  • Notify us promptly of any changes to your requirements, household composition, or contact details
  • Engage with us in good faith throughout the service engagement
  • Make payments within the timeframes specified in your service confirmation
  • Not use our services for any unlawful purpose or in any way that would bring Bukit Dwell into disrepute
  • Maintain appropriate confidentiality regarding any landlord or property information provided to you in the course of a curated search

5. Payment Terms

Service fees are as stated in Section 3 and are payable in Singapore Dollars (SGD). Fees are due in full prior to commencement of service delivery unless otherwise agreed in writing. Accepted payment methods include bank transfer and major credit cards. All fees are inclusive of GST where applicable under Singapore law.

For the Signature Residence Management service, the monthly fee is due on the first business day of each service month. Failure to pay within 14 days of the due date may result in suspension of the service pending settlement.

Refund policy: Fees for completed service components are non-refundable. Where a service has not yet commenced and you provide written cancellation with at least five business days' notice, a full refund will be issued. Cancellations with less than five business days' notice for services not yet commenced will incur a 30% administration fee.

6. Intellectual Property

All content produced by Bukit Dwell in connection with your service engagement โ€” including compatibility briefs, inventory documentation, inspection reports, and written correspondence โ€” is produced for your personal use in connection with the specific service engaged. You may not reproduce, share, or commercialise this content without our prior written consent.

The Bukit Dwell name, logo, and website content remain our exclusive intellectual property. Nothing in this Agreement grants you any licence to use our brand or proprietary materials.

7. Disclaimers

Our services are provided in good faith and with professional care. However, we make no representation that any property presented will be available at the time of your viewing, that a landlord will accept your tenancy application, or that the outcome of a lease negotiation will meet any specific financial expectation.

Property curation and guidance provided by Bukit Dwell does not constitute legal, financial, or structural property advice. We recommend that clients seek independent legal advice before executing any tenancy agreement.

The information in our compatibility briefs reflects our professional assessment at the time of property inspection and is provided for guidance only. Conditions may change between the time of our visit and your viewing.

8. Limitation of Liability

To the fullest extent permitted by Singapore law, Bukit Dwell's liability to you arising from or in connection with any service engagement is capped at the total fees paid by you for the relevant service in the 12 months preceding the event giving rise to the claim.

We are not liable for any indirect, consequential, or incidental loss, including loss of rental opportunity, relocation costs, or costs arising from a landlord's failure to fulfil lease obligations. We are also not liable for delays caused by third parties, including utility providers, internet service providers, or building management.

9. Indemnification

You agree to indemnify and hold harmless Bukit Dwell and its team members from any claims, losses, or expenses (including reasonable legal costs) arising from your misuse of our services, your breach of these Terms, or any false or misleading information you provide to us during an engagement.

10. Termination

Either party may terminate a service engagement by giving written notice. For one-time services (Curation and Move-In Coordination), termination prior to commencement is subject to the refund policy in Section 5. For the Signature Residence Management service, 30 days' written notice is required from either party.

We reserve the right to terminate any engagement immediately where a client has acted in bad faith, provided materially false information, or engaged in conduct incompatible with the professional standards on which our service is founded.

Sections 6, 7, 8, 9, and 11 survive termination of this Agreement.

11. Governing Law and Dispute Resolution

These Terms and Conditions are governed by the laws of Singapore. Any dispute arising from or in connection with this Agreement shall first be referred to good-faith negotiation between the parties. If unresolved within 30 days, the dispute shall be referred to mediation under the Singapore Mediation Centre. If mediation does not resolve the matter, the parties submit to the non-exclusive jurisdiction of the Singapore courts.

12. General Provisions

These Terms, together with any written service confirmation, constitute the entire agreement between you and Bukit Dwell in relation to the relevant service. If any clause is found to be unenforceable, the remaining clauses continue in full force. A failure to enforce any provision does not constitute a waiver of that provision. This Agreement may not be assigned by you without our prior written consent.

13. Changes to These Terms

We may update these Terms from time to time. Where changes are material, we will notify active clients by email at least 14 days before the new terms take effect. Continued engagement with our services after that date constitutes acceptance. The latest version will always be available on this page.
