Bukit Dwell was founded in 2019 by a small team of property professionals and interior consultants who had spent years observing the same disconnect: Singapore had no shortage of premium rental stock, yet the process of finding and settling into the right home remained stressful, impersonal, and often inefficient — particularly for those arriving from abroad.
We set out to change the experience from the ground up. Rather than operating as a traditional property agency, we positioned ourselves as a residential concierge — a team you engage before the search begins and stay with long after move-in day. Our role is to think through the parts of residential life that nobody else does.
Over the years, we have developed a trusted network of landlords and managing agents across Singapore's most sought-after districts. This means our clients access well-maintained residences that may never appear on public portals, and they access them through a relationship — not an algorithm.
We work with a deliberately small client roster. This is not a commercial limitation; it is the basis of everything we do well. Each client receives attention that would be impossible to sustain at greater volume, and our curators are selected as much for their listening skills as their market knowledge.

How we protect your interests
In-Person Property Vetting
Every residence we present has been visited in person by a member of our team. We assess condition, light quality, building management, neighbourhood character, and landlord reputation before a property reaches your shortlist.
Lease Transparency
We walk through every material clause in your tenancy agreement before signing. Our role is to ensure you understand what you are committing to — and to flag anything that warrants discussion or amendment.
Photographic Inventory
For every move-in, we produce a detailed photographic record of the property's condition across all rooms and fixtures. This protects clients during the tenancy and at the point of deposit return.
Data Privacy
Client information — including preferences, financial parameters, and personal circumstances — is held in strict confidence. We comply with Singapore's Personal Data Protection Act and do not share client data with third parties without explicit consent.
Licensed Practice
Our team operates in accordance with the Council for Estate Agencies (CEA) guidelines in Singapore. All property advisory activities are conducted by registered salespersons under a licensed estate agency.
Vendor Accountability
For clients on our Signature Management service, all contractors and vendors engaged on their behalf are vetted, insured, and introduced only after our own team has verified their quality of work and professional conduct.

Bukit Dwell operates at the intersection of property knowledge and residential care. Our focus is the central and core residential districts of Singapore — areas including Bukit Timah, Holland Village, Orchard Road, River Valley, Tanglin, and the East Coast corridor — where Singapore's professional and expatriate communities tend to put down roots.
Within these neighbourhoods, we have developed sustained relationships with landlords, condominium management offices, and building agents. These connections allow us to surface well-maintained residences that often do not appear on mainstream portals, and to advocate effectively on our clients' behalf during lease negotiations.
